Tax, VAT, records, data protection, liability
Rental income is taxable (HMRC). VAT 20% applies if turnover exceeds £90,000. Records retained for at least 5 years. Gross negligence and personal injury liability cannot be excluded. Public liability insurance strongly recommended. UK GDPR + Data Protection Act 2018 apply. Supervisory authority: ICO. Safe Standard® stores no personal data; Stripe processes payments and payment data.

Wales (UK-WA) — statutory override
For Property rentals located in Wales: Renting Homes (Wales) Act 2016 overrides conflicting terms in this Annex and the Main Agreement. Agreement treated as an Occupation Contract. Mandatory terminology applies (e.g., tenant → contract-holder). Written occupation contract required; fundamental/supplementary terms mandatory; fitness duties; correct notice/variation/possession rules; registration with Rent Smart Wales. Non-compliance may reduce enforceability.

Scotland (UK-SC) — separate legal system
Property: Private Residential Tenancy (PRT) framework where applicable (open-ended model), tribunal-based enforcement. Vehicles · Events · Items: Scots contract + consumer law apply; remedies/limitation periods may differ. -

Property: NI tenancy rules apply (deposit and notice frameworks differ). NI courts have jurisdiction. Vehicles · Events · Items: consumer and contract law apply under NI jurisdiction.

Vehicles (deep rules)
Roadworthy & safe. Pre-handover checklist + photos recommended. “No notes = acceptance of condition”. Lawful use only; no sub-rental without consent; no use under alcohol/drugs. Renter liable for damage/loss/theft and for fines/penalties/congestion charges (as specified). Insurance terms must be disclosed. Accidents: immediate reporting required; police report where applicable; failure to report may increase liability. -
Events (deep rules)
Date-specific services / temporary access. Preparation reduces cancellation rights. Contract terms apply. Lessor provides safe equipment; renter responsible for participant safety/supervision. Gross negligence/personal injury liability cannot be excluded. Public liability insurance strongly recommended. Outdoor events proceed at renter’s risk; weather alone does not justify refund unless law/terms provide.
